Stone villa terrace overlooking the sea

Mini-app · one-off purchase

What and where to buy on the French Riviera?

All the upstream work: your project, family, daily life, real budget, the right areas, property type, viewings, offer, compromis, notaire and purchase timeline. At the end, you receive a clear private report, like after a property advisory session on the French Riviera.

The life before the property: each Riviera town creates a different daily rhythm.

Schools, real commutes, everyday family life.

Search, viewings, offer, compromis, notaire: the process explained before you buy.

The advisory app, with a private report to keep

You are buying a real guided experience, far deeper than a first-contact request: it helps you understand the life you want here, then the areas, properties, budgets and buying steps that truly fit.

At the end, you receive a private PDF report: fitting towns, all-in budget, financing, schools, charges, works, viewing questions, checks before an offer and a realistic timeline to completion, often around three months after an accepted offer.

Every answer, before you decide

Each chapter answers what people usually ask on the phone, in detail, with orders of magnitude and pitfalls. It is yours to keep and return to.

01

Define the project before the property

Main home, second home, investment: the criteria almost never overlap.

The lines to write
Months present per year, household, schools needed, workplace, need for a car, tolerance for works, resale horizon.
What matters here more than elsewhere
Orientation, view, quiet and parking weigh more than the number of rooms. A south-facing home with no parking resells less easily than people expect.

02

Reading the Riviera by way of life

Each area corresponds to a precise life. The way of life chooses the area, not the price per square metre.

Cannes and Le Cannet
Town, services on foot, a solid rental market, beaches close by. Le Cannet adds quiet and views above the bay.
Mougins, Valbonne, Biot
The family choice: international schools, greenery, houses with gardens. A car is essential.
Antibes and the Cap
Year-round life, marina and boating, a broad market from flats to villas. The Cap is a market of its own.
Nice, Cimiez, Mont Boron
Airport, culture, car-free living possible. Cimiez for handsome buildings, Mont Boron for the views.
Villefranche, Beaulieu, Cap-Ferrat
Views and quiet, with high entry tickets and few properties available at any one time.
Hinterland and Menton
Saint-Paul, Vence, La Colle: space and nature, softer prices, longer drives. Menton: a mild climate with Italy and Monaco within reach.

03

The full cost of an acquisition

Beyond the asking price, an acquisition is costed in full before the offer, never after.

Acquisition costs
Notary fees, surveys, any commission, financing costs and guarantees.
Works and furnishing
Costed by a trade before the offer. On the Riviera, lead times matter as much as amounts.
Ongoing costs
Property tax, service charges, insurance, pool and garden upkeep, heating and cooling.

04

Checks before offering

Most nasty surprises are readable in documents you can ask for before committing.

Planning and neighbors
Easements, natural risks, recent permits nearby — a view can disappear within eighteen months.
Co-ownership
Rules, minutes of the last three meetings, voted works, arrears, works fund.
Technical
Pool and drainage compliance, energy rating, damp, roof, electrics, and the real winter orientation.
Short-term rental
If that is your plan, check the local rules and the co-ownership regulations before offering.

05

The process, the timeline, tax

From offer to keys, the French timeline is predictable once it is explained.

The steps
Offer, preliminary contract, cooling-off period, conditions, financing, final deed: usually two and a half to four months.
Financing
An early agreement in principle changes the strength of your offer, especially against a cash buyer.
Tax and settling in
Tax residence, capital gains on resale, second-home taxes; and to settle: non-EU visa, healthcare, schooling, driving licence.
